What We Do
|Inspect||✔||Visit the property and advise an appropriate market rent and if any improvements are necessary to bring to required standard.|
|Market your Property||✔||Photograph and design brochure with floorplan, if required, advertise on our website and on the OntheMarket portal, display in our Window Display, erect a ‘To Let’ board if permitted.|
|Viewings and Feedback||✔||We accompany all viewings. Feedback to you re the viewing is important as is the advice from us re the property and prospective tenant. And if all is well...|
|Take an application||✔||This is an early but very important stage in the process. We find out about status, employment, and other facts from the application form.|
|Carry out Credit and other checks||✔||Depending on the grade of check you require, we can obtain a basic check as to affordability up to an in-depth check which include landlord and employer references. What if your Tenant needs a Guarantor? We can also obtain checks on the Guarantor’s ability to cover your rent.|
|Prepare a Tenancy Agreement||✔||Including any specific requirements and particular points of note for the Tenant.|
|Manage the Deposit||✔||We lodge the Deposit with the secure Deposit Protection Service and manage the return negotiating deductions if required.|
|Key Hold||✔||We will hold a spare set of keys on your behalf, if you require, for emergencies. Tenants often accidentally lock themselves out of a property and you may need access for tradesmen etc. from time to time.|
|Initial Set Up Fee||£100+VAT payable to register the property when we commence marketing. This includes one credit/right to rent check.|
|Tenant Find Fee||7%+VAT for the term of the tenancy, e.g. Rent charged £650pcm on a 12 month tenancy: £650 x 12 x 7% = £546 + £100 = £646 +VAT (£646 + 129.20) = £775.20. (Subject to a minimum charge of £300+VAT)|
|Draft of Tenancy Agreement including individual terms/conditions||£100+VAT|
From 1st June 2019 No fees are payable by the Tenant except for a change to or early termination of a tenancy when requested by the tenant; utilities, communication services and Council Tax payments arising from a default by the tenant; for loss of keys.

Please note that we do not fully manage your property following commencement of the tenancy, nor do we collect rents on your behalf. If you do require a maintenance service, we have an associate who is able to help on an as and when (as opposed to contractual) basis
