We provide Landlords an efficient and comprehensive Tenant Finding service, taking away the burden of finding suitable Tenants for your property. Our fees are flexible and competitive.

OUR LETTING SERVICE INCLUDES:

INITIAL APPRAISAL: Appraising the properties letting potential and rental value.

MARKETING THE PROPERTY: Locally via window display and local paper. Nationally via our website and the On the Market web portal.

VIEWINGS: Accompanied viewings with potential Tenants feeding back to Landlord, gathering of necessary information re potential tenant.

REFERENCING POTENTIAL TENANTS: For landlords’ protection through Homelet, we can offer a comprehensive referencing and credit check service.

NEGOTIATING A TENANCY AND DRAFTING TENANCY AGREEMENT FOR ASSURED SHORTHOLD TENANCIES (Min. 6 months): Prepare and obtain Landlord’s and Tenant’s signatures on an RICS Assured Shorthold Tenancy Agreement.

ARRANGING FOR DEPOSIT LODGEMENT AND RETURN (held with the DPS).

We do not manage properties however we have a list of local companies we can contact on your behalf who are able to deal with the preparation of inventories, minor maintenance issues etc., if required.

OUR STANDARD LANDLORD FEES

(a) Initial Landlord Registration (unless already registered) 75.00

(b) Tenant Right to Rent Check 15.00

(c) Tenant Credit checks chose from 35.00 (or £40/£50 dependent on grade of check)

(d) Draft of initial Tenancy Agreement (including individual terms/conditions) 100.00

(e) Deposit Lodgement with Deposit Protection service and return (includes administration, negotiations re damage deductions if necessary) 75.00

(f) Fee charged on successful tenant let (per new Tenancy) 350.00

All fees subject to VAT at the prevailing rate.
