What do we do?We offer a tenant finding service providing property owners an efficient service at a reasonable cost.
We aim to relieve you of the responsibility and aggravation of finding suitable Tenants. However, we do not manage properties but we have a close association with a local maintenance company who are able to deal with most property matters including the taking of inventories, schedule of condition etc, if required.
All lettings will be advertised on Zoopla, Oliver Miles website, our window display and 'To Let' boards (if agreed by landlord) at the property.
Our letting service includes:
INITIAL APPRAISAL: Appraising the properties letting potential and rental value.
MARKETING THE PROPERTY: Via window display, website, Zoopla and local papers.
REFERENCING POTENTIAL TENANTS: For landlords’ protection through Homelet, we can offer a comprehensive referencing and credit check service.
VIEWINGS Accompanied viewings with potential Tenants.
NEGOTIATING A TENANCY
TENANCY AGREEMENT FOR ASSURED SHORTHOLD TENANCIES (Min. 6 months): Prepare and obtain Landlord’s and Tenant’s signatures on a RICS Assured Shorthold Tenancy Agreement.
Holding Deposit with the DPS
£175 + VAT (£210) Administration fee (this includes the cost of referencing, credit checks and a half share toward the tenancy agreement).
If a further tenancy is agreed beyond the initial period, a £40 + VAT (£48) fee is required.
Normally one months rent payable for Deposit, which is held by the DPS (Deposit Protection Service).
We are regulated by the Property Ombudsman for procedures and redress.
Our standard rate for landlords is initially 7.5% commission (with a minimum fee of £300) + VAT (9%) of the gross rent for the term to be paid on commencement of the tenancy.
There is an initial registration fee of £50 + VAT (£60) fee payable (to cover preparation of details and all advertising costs).
A half share of £40 + VAT (£48) for the tenancy agreement is also required.
