We are an independent Family Business started in 1991, although Oliver was a partner in Miles & Son from 1975 to 1991 and was born in Swanage in 1949. We, therefore, have exceptional local knowledge and experience of the area.

If you are buying a property we can provide a personal and prompt service for Homebuyers' Reports, and Valuations for all purposes.

All fees quoted exclude VAT

All tasks are, generally, subject to a MINIMUM FEE of £250 except for Informal Valuations (normally £195 per property) and some Valuations for insurance purposes. These fees are dependent upon the amount of work and time involved.

Hourly Rate, where and if appropriate, it is £100 per hour except in the case of Court/Arbitration work which is £130 per hour.

Expenses: Unless previously agreed, in writing, fees are exclusive of disbursements, plans, copies of documents, travelling and other out of pocket expenses.

Additional Services: Should the any additional services be required, their charges will be separate from the below stated schedules. For example-electrical, heating or structural engineer’s reports, builder, carpenter, drains contractor etc.

Valuation Notes :
1. Where acting between parties, the charge is scale and a half, equally divisible between parties.
2. As it is usually necessary to value the whole of an interest to arrive at the value of a fraction of an interest, the charge for valuing a fraction will be based on the amount of additional work involved, but it will be no less than the fee for valuing the whole interest.

Notes:

a) for informal Market advice, per property,  in basic letter form, fees structure are : up to £500,000-£195 + VAT, over £500,000-£250 + VAT

b) A more detailed Valuation Report, for example a Valuation  for a Court in a matrimonial dispute will normally be based on the valuation figure at a rate of 0.25% (minimum of £500 ex vat) which includes negotiations with other parties, if required.

c)In the case of Probate Valuations, if we are instructed to offer the Property for sale within 12 months of carrying out the Valuation and are successful in earning a sale’s commission we will credit the Valuation Fee against the sale’s commission less an administration fee.

4. LEASEHOLD ENFRANCHISEMENT/LEASE EXTENSIONS
    £450 + VAT per property.

5. VALUATION FOR INSURANCE PURPOSES
For buildings, 0.1% of the assessment. Minimum fee £150 + VAT.

6. VALUATION FOR RATING, INCLUDING NEGOTIATIONS WITH THE VALUATION OFFICER
A fee based on 5% of the Property’s Rateable Value.

If attendance at Local Valuation Court or Tribunal is required, an additional fee, on a time basis, is charged at the rate of £100 per hour for preparation of the case and  £130 per hour for actual attendance at Tribunal.

7. VALUING COMMERCIAL PREMISES FOR ANNUAL RENTAL
For valuation only (not including negotiating with other parties), a fee based on 7.5% of the annual rental.

If negotiations with other parties are required, the charges will be based at 10% of one year’s rental. If arbitration, County Court or any form of written representation is required, the charges are on an hourly rate as described at 5. above.
